A small studio
with a long memory.
We've been drawing house plans since 2002 from a studio on the western edge of Omaha. In the two decades since, we've drafted thousands of homes — farmhouses in Iowa, lake houses in Minnesota, coastal cottages in the Carolinas.
The work is quieter than it sounds. Most days are spent at a desk with a screen and a coffee, walking through elevations one line at a time. Every plan ships with the same care we brought to the first one — which is to say, more than the market usually asks for.
We don't chase headcount. We hire when a role opens and we're patient about it. The team is small enough that everyone ships their own work and big enough that no one has to do every job.

Team collaboration
The best plans come out of the room, not one desk. We lean on each other, argue when it matters, and sign our names to the final drawing together.
Good communication
Drafting is half the job. The other half is being clear — on calls, in emails, in the comments on a marked-up plan. We look for people who say what they mean and listen for what everyone else means.
Organization / Time management
Plans live in files, contracts, and conversations scattered across weeks. We hire people who hold the thread, meet the deadline, and don't drop a detail along the way.
Willingness to learn and teach
The software changes, the codes change, the techniques change. The best people pick up new things fast — and pass what they know to the desk next door.
